Software for short term rental owners
Four apps that do the jobs you keep doing yourself
We are Steve and Sandy. We run three vacation rentals in Central Florida, and we built these because nothing on the market did what we actually needed at a price that made sense for a handful of homes. They are the same tools we use on our own villas every week.

Superhero CleanCheck
Know the home is ready before the guest pulls in
Your cleaner works through a checklist room by room and photographs what they finished. You see the photos on your phone, from wherever you are, while there is still time to do something about it.
- A checklist per room, built around your home rather than a generic template
- Photos attached to the turnover, so a dispute later is a question of fact
- Separate access for owners, managers and cleaners, and a cleaner only sees their own jobs
- Works in English, Spanish and Portuguese, because your cleaner probably prefers one of those
- Runs in a browser on any phone, with nothing to install

Superhero Concierge
Answers your guests at two in the morning so you do not have to
One plain file describes your home. From it the concierge answers guests by phone, on your website and in chat, in whatever language they speak. It knows who is arriving and when, so it can text a door code to the right person at the right time and to nobody else.
- Phone, website voice and chat, all reading the same file, so they never disagree
- Recognises the guest from your calendar before it hands out anything private
- Hands refunds, damage, safety and anything it is unsure of straight to you
- Every conversation recorded and searchable, with the ones worth a look flagged
- English, Spanish, Portuguese and French out of the box

Superhero Inventory
Know what is in the house, and what you are about to run out of
Every appliance with its model number, serial, manual and warranty. Every supply with a count that works out its own run-out date from your bookings. We built this after paying twice for the same dishwasher part because we could not find the model number the first time.
- Appliances with serials, receipts, manuals and a short video of how to fix the thing that always breaks
- Supplies that count themselves down against your calendar, so you get a date rather than a guess
- A shopping list grouped by where you buy it, in the pack sizes you actually order
- QR labels for closet bins and cabinet doors, so a handyman can look it up without ringing you
- One button for the contents list your insurer asks for after a storm

Superhero Sidekick
Keeps the list so you do not have to
The jobs you spot on a walk-through, with a date they need doing by. The ones that come round every month, or every time a guest checks out, put on the list for you before you remember them. Your cleaner and your handyman each see only what is theirs.
- One-off jobs with a due date, a photo of the problem and a checklist of what done looks like
- Routines on the calendar: door lock batteries in January and July, HVAC service in May and October
- Routines around your bookings: the day before check-in, the day after check-out, every fourth turnover
- Cleaners and handymen get their own short list and can report what they find
- Everything done is kept, with who did it and when
They share one calendar
Paste your booking links in once. All four apps read the same arrivals and departures, so your cleaner is scheduled for the right day, the concierge knows who is walking through the door, and the inventory works out how fast you are getting through the toilet paper. Add a home later and it appears in all of them. There is nothing to keep in step by hand.
Who this is for
A good fit
- You own between one and roughly twenty homes
- You take direct bookings, or you would like to
- You answer guest messages yourself and it has started to wear
- You want to see the turnover rather than hope it happened
Probably not
- You manage hundreds of doors and already run a full property system
- You want a phone line that hands out door codes to anyone who asks. Ours will not do that
- You want the software to decide refunds. That stays with you
Have a look, or ask us anything
Both apps are running on our own villas right now. If you want to see one working on yours, tell us a little about your homes and we will walk you through it.
